The real price of speed in private lending

Fast money is private credit’s favourite promise. But speed without process is just risk arriving early. What genuine execution pace looks like from the inside.

Every private lender in Australia advertises speed. Auction deadlines, sunset dates, tax office arrangements — private credit exists substantially because timing matters, so speed is the natural sales pitch. It is also the most misunderstood word in the market.

There are two ways to be fast. The first is to skip work: take the borrower’s valuation at face value, wave through the condition schedule, document from a template and rely on the security to save you if the loan goes wrong. This kind of speed is real — until settlement, when skipped work reappears as missing consents, unregistered dealings and conditions nobody cleared. And if it survives settlement, it reappears at the exit.

The second way is to remove friction rather than diligence: hold the whole file in one system so nothing is re-keyed; run credit review in parallel with document collection instead of in sequence; keep solicitors, valuers and insurers working from a live checklist instead of email chains; put decision-makers in the first conversation so the deal that gets assessed is the deal that was quoted.

The second kind of speed is quieter than the first. It does not always win the race to an indicative — our indicative arrives after the uncomfortable questions, not before. But it wins the race that matters, which is the one to a settlement that holds, on the timeline that was promised, with terms that were never re-traded.

The distinction matters to borrowers because a fast "yes" that collapses at documentation is slower than a considered "yes" that executes. It matters to introducers because their reputation settles with the loan. And it matters to funding partners because speed-by-omission is simply risk that has not been priced yet.
